Rare Architectural Landmark

Heineman & Heineman "Ultimate" Arts & Crafts Bungalow with Mills Act Tax Savings
Stunning and spacious Craftsman home in the Harvard Heights HPOZ area of Historic West Adams. This landmark residence, Los Angeles Historic Cultural Monument No. 818, was designed by Arthur and Alfred Heineman in 1913, and has been featured on several historic architecture tours. Along with historic designation, the house benefits from Mills Act property tax savings. Grand scale rooms, open floor plan, significant wood moldings, two fireplaces w/ art tiles, new period style kitchen, original bathrooms. Restored interior and upgraded systems. Exterior needs repaint and garage / workspace needs restoration. Great home for Arts & Crafts enthusiast. Very high quality custom interior with original features.

Architect and House History: When orchardist James R. Dennison, a director of the San Dimas Orange Growers' Association, commissioned the Heineman & Heineman firm to design this unique two-story Craftsman Bungalow (at a cost of $12,500), the West Adams Heights neighborhood was one of Los Angeles' most exclusive settlements, with wide curving streets and monument markers at its entrances. The Heineman brothers were well-respected architects, with their early work primarily in West Adams and the Wilshire District but eventually stretching from Ojai to Palm Springs to Pasadena's exclusive Oak Knoll section. The Heinemans were also responsible for designs of pavilions at the 1915 Panama Pacific International Exposition in San Francisco and the Panama-California Exposition in San Diego. They built the very first "Mo-tel" in San Luis Obispo, in 1926, and held the copyright on the word for decades. Homes by the architect/designer Heinemans have been showcased in many Pasadena and Los Angeles historic homes events as outstanding examples of Southern California's creative Arts & Crafts period. The Heinemans are known for their use of lighter colored interior wood trim and Batchelder tiles, and for creating both unique custom-designed homes (like this one) and nationally published bungalow plans. The influence of Greene & Greene can be seen throughout the Heinemans' work, which often has innovative construction ideas, exotic woods, and stylistic kick.
